Wireless Network Real Estate Project Manager
Location: Rochester, New York
Description: Verizon Wireless is in need of Wireless Network Real Estate Project Manager right now, this occupation will be depute in New York. More details about this occupation opportunity kindly read the description below. Responsibilities
- This position has end-to-end responsibility to develop, implement and manage all network cell site development This includes b! ut is not limited to:
- Manage site acquisition contractors on the cellular tower identification and selection process
- Utilizing technical associated with tower structures, RF antenna/line specifications, and licensed frequencies, work with Radio Frequency Engineers to design a cell tower configuration that best supports our customers while being most efficient from a cost standpoint.
- Review and analyze Engineering Structural Analysisâ associated with loading on cell towers. Be able to understand what the analysis is saying, and recommend to RF and construction specific steps to be taken to ensure a safe installation that meets structural specs.
- Work with local municipalities to procure easements, zoning, and permits to move forward with cell site construction & installations.
- Present at City Council meetings as appropriate, and utilize estab! lished relationships with city decision makers to procure appr! oval for new cell sites and existing cell modifications.
- Maintain and manage capital spending for assigned projects. Ensure that capital spending for assigned projects is within the budget given, and be able to report regularly on spending trends and projected spending.
- Identify legal owners of sites, make initial contact, and determine willingness to assign existing lease
- Review existing contract between landowner and tower owner and clearly discuss benefits of company proposition
- Negotiate leases/amendments which provide the best network to our customers at the lowest cost. Engage and work with contract and in-house attorneys to ensure VZWâs interests are protected.
- Work with landowners and tower companies to enter into long-term leases, perpetual easements or purchase of their telecommunications property
- Understand and convey to existing landowners certain financial concepts and matters, such as net present value, d! iscount rates, and tax matters
- Negotiate with existing landowners an assignment of lease, easement and ancillary agreements that meet corporate financial standards
- Read and interpret documents such as leases, title reports, easements, surveys, etc.
- Anticipate and identify problems with lease terms or other factors that may render the lease unattractive
- Procure the landownerâs or appropriate signatory on all required documentation
- Work within FCC / regulatory compliances
- Assist the Regulatory Team with filing, tracking, and submitting FAA & FCC regulatory documents through the companyâs filing process.
- Ensure all Regulatory compliance issues are met by following established processes and meticulous tracking and organization of regulatory documents.
- Experience with industry vendors. Crown Castle, American Tower, TMO, AT&T, etc.
Qualifications
Bachelors degre! e in related field preferred. Minimum Associates degree desired
- Certifications: Real Estate License (not required)
- Strong project/program management skills
- Excellent follow-up skills
- Knowledge of FAA & FCC Regulatory filing processes and requirements
- Technical understanding of antenna and line types, frequencies used, interference challenges, microwave networks, and how the configurations installed on a cell site impact the customer experience as well as the life-safety of individuals working on the site.
- Knowledge on Technical specifications of radio transmission equipment, particularly as it pertains to size, weight, and frequencies transmitted, and their impact on safety and performance of the cell sites.
