Manage, maintain, and assist in the disposition of REO properties, typically received via foreclosure sale or acquisition of Non-Performing Assets (NPA) portfolios. Revie! w company/client owned properties, establishing a plan to maintain, prepare for sale and sell at the highest possible price while minimizing hold time, holding costs and loss severity. Analyze repair bids to determine the cost benefits and arrange property preservation to enhance the marketability of properties and implement such strategies upon approval from management, client and/or investor. Must adhere to client, investor, or jurisdictional guidelines. May negotiates sales directly or in tandem with supervisorâs approval.
ESSENTIAL JOB FUNCTIONS: Describe the essential functions of this position in order of importance.
- Maintain weekly and monthly reports including all reporting to Management directories, Vendor Report Cards, Monthly Management Reports and Inventory reports.
- Under the direction of the AVP , REO, assist in the development, recommendation and implementation of process improvement procedures. Develops appropriate! documentation and mapping of approved changes.
- Manag! e, maintain and assist in the disposition of REO properties, typically received via foreclosure sale or acquisition of Non-Performing Assets (NPA) portfolios.
- R eview company/client owned properties, establishing a plan to maintain, prepare for sale and sell at the highest possible price while minimizing hold time.
- Eviction/Property Recovery â" If property is occupied, m anaged property is referred to the attorney for eviction.
- Ratification/Redemption Confirmation Periods - monitor any state-mandated formal ratifications, redemption or confirmation periods that prevent Client from obtaining insurable title.
- Title- Order and track the status of the title/ take the necessary title curative action in association with the foreclosure attorney and the provider of the post foreclosure title policy.
- Analyze repair bids to determine the cost benefits and arrange property preservation to enhance the marketability of properties and implem! ent such strategies upon approval from management, client and/or investor.
- Negotiating and Accepting Offers to the buyerâs highest and best offer price and prepare a detailed âoffer summaryâ outlining the terms of the offer; including but not limited to sale price, estimated close date
- Daily coordination of client team efforts on portfolio management.
- Identifies trends with client portfolio and makes necessary recommendation to clients.
- Other duties/projects as directed by senior management
- Works with various operational groups in Default Management and Loan Administration to ensure the effective and seamless processing.
1. EDUCATION / EXPERIENCE:
- Bachelors Degree Required
- Minimum 4 years Mortgage Foreclosure/Bankruptcy/REO experience required Experience in a Loan workout operation to include Vendor Management
- Excellent Knowledge of all areas of Foreclosure/Bankruptcy processing and REO management.
- Excellent knowledge of Real Estate sales, Loan Foreclosure procedures and Bankruptcy statutes.
- Excellent written, verbal, communication and organizational skills.
